Ask About Availability →Built For Operators Who Already Know How To Run A Line.
Stalls require real food-service experience. You might own a food truck, a standalone spot or another food hall location, or you might have run a restaurant kitchen as a chef and be ready to open your own business. You don't need multiple locations. You can't be starting from scratch.
You'll Thrive Here
- You already run a successful food business and want a permanent counter in a busy food hall
- You run a food truck or pop-up and want a home base with real foot traffic
- You've run a restaurant kitchen as a chef and you're ready to open your own business
- You know your food costs, your prep and how to run a service
- You would rather cook than chase permits
- You want to be around operators solving the same problems you are
Probably Not The Right Fit
- You're starting from scratch with no food-service experience
- You want to keep your food a weekend hobby
- You're not ready to show up and serve customers on a schedule

Straight Answers.
The things operators usually want to know before they reach out.
How many stalls are there?
4th Street Market has 12 food stalls inside an 8,000 sq ft food hall in Downtown Santa Ana.
What does it cost?
Stalls start at $4,500/month plus utilities. That covers day porters, quarterly grease trap and floor drain cleanouts, hood and duct cleaning, fire extinguishers, sanitation infrastructure, marketing and events for the market, waste removal, pest control, water, Wi-Fi, exterior signage and daily on-site management.
What's built into a stall?
Every stall includes the built-in wall infrastructure the health department requires: a hood, a three-compartment sink, a one-compartment prep sink and a separate hand sink. Stalls are health-department approved as commercial kitchen space, so you're ready to operate.
Do stalls come with cooking equipment?
Not as standard. You can rent equipment from us (priced separately from the stall) or bring your own, and some stalls can come fully equipped depending on your needs. You'll bring your own POS.
Do you help with permits?
Yes. We handle your permits.
Can I start small and grow?
Not in a food stall. Stalls require real food-service experience, like owning a food truck or other food business, or running a restaurant kitchen as a chef. If you're earlier on, our incubator kitchens are built for new food businesses getting off the ground.
Does the restaurant space have a hot line?
No. The restaurant space has a three-compartment sink, prep sink, hand sink and its own walk-in refrigerator, and it is health-department approved as a restaurant, but it has no hot line. If your concept needs one, ask us about a food stall or The Studio.
What is The Studio?
A hooded hot line with three overhead cameras feeding three TVs over a counter demo area. It rents full-time or part-time and works as a cooking school or teaching kitchen, a content filming set, an R&D or test kitchen, or a space for private and pop-up dinners.
Can I see the space first?
Yes. Tell us below and we will set up a time for you to walk the food hall.
